We’re so glad you are interested in becoming a homeowner through Habitat for Humanity of Lumpkin County.

Habitat for Humanity is a non-profit, non-denominational Christian housing ministry that helps hard-working, limited-income families purchase their own home at cost – and at no interest – in neighborhoods where Habitat is building homes. We work in partnership with families, not for them.

Our partnership has tasks that both parties agree to do. For example, Habitat agrees to sell a new home at no profit and with no interest. In return, Habitat families agree to make a small down payment; be willing to perform at least 300 sweat equity (volunteer) hours and to maintain their homes and diligently make their monthly mortgage payments on time.

We have the philosophy that shelter is a basic human need and that everyone deserves a simple, decent place in which to live and grow. We believe that without decent shelter, people are robbed of their hope for the future.

It is a hand up, not a hand-out program.

These homes are sold, not given, to approved homeowner applicants. Working together, volunteers and families transcend cultural, status, and racial boundaries while providing affordable housing to those qualified applicants living in Hall County. Moving into and owning a Habitat home improves the quality of life for its residents, not only in their physical surroundings, but also by instilling a sense of pride and responsibility which comes with home ownership.

Qualifications to Apply

Qualifications for a Habitat Hall County home purchase program requires that all applicants be a U.S. citizen or Legal Permanent Resident, and, if married, must be co-applicants together.? You must be a resident of Hall County for at least 1 year before applying and meet all of the requirements and conditions for home ownership which includes:

1. NEED – Are you living in substandard, inadequate, or overcrowded housing, or otherwise able to demonstrate a need for the Habitat program? Are you unable to secure lending for a home through normal banking ?sources?

2. ABILITY TO PAY – Are you able and willing to make regular monthly mortgage payments on your new home? Take a look at our income requirements below. Your estimated mortgage payment should be no more than 30% of your income and mortgage and other debt combined should be no more than 40% of your income. Your total yearly gross household income must fall within the minimum of 30% to a maximum of 60% with most family incomes falling between the 30% and 50% of the median income.

3. WILLINGNESS TO PARTNER – Are you willing and able to put in at least 300 hours of sweat equity? Habitat for Humanity is a partnership based on principles of self-help. Sweat equity does not always require heavy labor – work can take many forms – but we do require a commitment of your best effort.

  • You must also be head of a household. A household may be a couple (with or without children) or a single person (with or without children).
  • You must be willing and able to participate in financial planning and budgeting workshops and other required training sessions which will be applied to sweat equity.
  • We check credit. It does not have to be perfect, but it does matter. We look for at least a year of stable, well-paid rent and utility payment history and at least a year of stable work history. Delinquent debt at the time of application must be paid off before we start to build your home.
  • If you have declared bankruptcy you must wait two years after being discharged and reestablishing good credit to apply.
